From a real estate agency to an integrated group combining consulting, management, marketing, and innovation. In this interview, Sabina Gatto, CEO of the group, retraces the key stages of the company's development, the central role of people, and the company's focus on transparency, expertise, and customized services.As we celebrate SIT Immobiliare's twentieth anniversary, what core values ​​have you remained faithful to since 2006?

From the very beginning, we had a very clear vision: building strong relationships. Our company is made up of people and caters to people, be they families, investors, or entrepreneurs. We have always prioritized client needs before the value of their investment. This approach, based on loyalty, transparency, and trust, has allowed us to grow through word of mouth and create lasting relationships. Today, many clients return to us after years or recommend us spontaneously, and this is perhaps the most significant achievement of these twenty years.

What steps have taken SIT from an agency to a group consisting of multiple companies and divisions?

Our growth stemmed from listening to our clients' needs. Over time, we realized the market required increasingly integrated services. This led to the decision to develop several internal divisions, each with specialized professionals. Clients continue to have a specific human contact, but can also find tax, legal, administrative, design, and investment expertise within the group. This allows us to offer rapid and coordinated responses without forcing clients to turn to external partners.

How much has service integration impacted your model and growth?

"It's had a huge impact. The trust we've built with our clients has naturally extended to other areas. Today, we can handle the entire real estate process: from sale to rental, from renovation to administrative management, all the way to the realisation of the investment. Consider an owner looking to sell a house in need of renovation: we can offer renderings, design, and estimates directly on-site to maximise the value of the property. Or a foreign investor who buys an apartment but doesn't want to handle the management: we handle administration, condominium meetings, and rentals. The goal is to offer continuity and simplify every step."

What role does consultancy have today compared to simple buying and selling?

"It's increasingly important. We don't just sell a property: we try to build a comprehensive consultancy service. In Ticino, the market is small and clients often return over time, so the company's good reputation is crucial. This applies to both private clients and relationships with banks, trustees, and law firms. Continuity comes from credibility."

Is market analysis also part of your business?

Absolutely. Every transaction requires very concrete assessments. For example, working in Chiasso, we can compare sales values, rental returns, and current market demands because we've already sold and rented many properties in the area. This allows us to provide investors with precise and realistic advice, based on direct experience and concrete data.

SIT real estate In recent years, you've also developed communications services. How did this decision come about?

It was born from a genuine client need and our own direct experience. We've supported real estate developers, handling not only marketing, but also websites, social media, open houses, and communication strategies. This has led to a new project that we'll launch in 2026: a company dedicated to communications, marketing, and artificial intelligence applied to the real estate sector. The idea is to combine technical expertise and concrete market knowledge.

What role will artificial intelligence play in your development?

Artificial intelligence will be a supporting tool for improving management, communication, and analysis, but without losing authenticity. For us, technology must strengthen human relationships, not replace them. The guiding principle remains credibility: if the customer perceives transparency and expertise, the relationship naturally strengthens.

How is SIT positioned today in the Ticino real estate market, and what sets you apart more than anything else?

I think what sets us apart above all is our clarity. People can tell when someone is simply trying to sell and when they're actually trying to help them. We try to be very direct from the start, highlighting both the strengths and the weakest points of a property. This is appreciated. Furthermore, we're not just a real estate agency: we offer a network of integrated services that allows clients to find everything they need in one place.

You used the "boutique hotel" metaphor to describe SIT. Why?

"Because it perfectly embodies our philosophy. In a boutique hotel, guests find a warm welcome, attention to detail, and personalized services without having to look elsewhere for what they need. We want to offer the same experience in the real estate sector: sales, rentals, management, renovations, enhancements, communications, and strategic consulting, all under one roof."

Looking to the future, what are the main development directions for the coming years?

We will continue to invest more in quality than quantity. We want to strengthen internal skills, develop people, and train collaborators who truly share our values.
